Locations

Lienhouse funds Australian companies and trusts against property nationwide. Because the loan is secured against the asset, what changes from city to city is the security and its local market: how a property values, how readily it would sell, and which state register the caveat or mortgage is lodged in. Your location does not decide whether you qualify.

Lienhouse funds Australian companies and trusts against property anywhere in the country. The loan is secured against the asset, so the thing that changes from one market to the next is the security and its local conditions, not your eligibility. A company in one state can borrow against a property in another; what we assess is the asset, the equity in it and the exit. We are active across the major metro markets and lend in regional and fringe areas where the security and the exit stack up.

How location actually affects an asset-secured loan

In asset-secured lending the property does the heavy lifting, so its location matters in three concrete ways: how it values, how readily it would sell, and the local appetite for its asset class. A tightly held industrial unit in a supply-constrained corridor and a secondary office suite in a high-vacancy precinct can carry the same headline value and still be assessed very differently, because saleability and exit drive the lending, not the postcode on the title. That feeds directly into the LVR and the terms you would be offered. The figures across the site are indicative and representative, and every deal is subject to assessment against the specific security.

Where the loan is registered

Australia runs the Torrens system, but each state and territory keeps its own land title register and its own lodgement process. A caveat or a registered mortgage is recorded against the title in the register for the state where the property sits: NSW Land Registry Services in New South Wales, Land Use Victoria, Titles Queensland, Landgate in Western Australia and Land Services SA. The instrument that fits can differ by jurisdiction. Caveats are available in New South Wales, Victoria, Queensland, Western Australia and South Australia, but not in the ACT or Tasmania, which shapes how a fast, short-term facility is best secured in those markets. Electronic conveyancing through PEXA now handles most lodgements, so an interstate settlement need not be slower than a local one.

The markets we are active in

The eastern-seaboard capitals are the commercial heartland, and each market trades on its own terms. Sydney pairs a tightly held industrial base with a clear flight-to-quality in office. Melbourne carries strong logistics demand through its western corridors and a deeper, more selective office market. Brisbane is being lifted by infrastructure spending and the 2032 Olympics pipeline. Perth is driven by resources-sector confidence and a constrained industrial supply base. Adelaide holds a steady, owner-occupier-weighted commercial base, and the Gold Coast runs an active development, medical and tourism-linked property market. We are building out a dedicated page for each of these markets where there is genuine local detail to add, rather than thin duplicates of the national picture: Sydney, Melbourne, Brisbane, Perth, Adelaide and the Gold Coast.

What stays the same wherever you are

The structures, the speed and the standard do not change with the map. Whether the security sits in Sydney or in a regional centre, the same instruments apply, the same answer-first approach holds, and the conversion is the same short enquiry: the amount, the asset, where it sits and the timeframe. If you want the substance now rather than waiting for a city page, the product guides and the by-asset section carry the detail that decides most deals.
