Who we fund
Loans to companies (Pty Ltd)
Your company owns property - or holds equity in one - and you need capital for a business purpose the bank can't deliver in time. A loan in the company's name, secured against that property, can be weighed on the asset and a clear exit rather than full financials, and settle in days.

How a loan to a company works
When an Australian company owns property - or a director or related entity does - that property can secure capital raised in the company’s name. The file is weighed on the asset and a clear exit, not on lodged financials, so it can move where a bank’s commercial credit team runs weeks. A caveat loan is the fastest route behind an existing mortgage; a registered second mortgage or equity release draws on property the company already holds; a private commercial mortgage sits as the senior facility where the company is buying or refinancing. Where a mortgage already sits on title, combined LVR - measured on the gross balance including capitalised interest and fees - is the real constraint. Representative ranges sit on the rates and fees page, subject to assessment.
Why a loan to a company is assessed differently
Borrowing by a company for a business purpose sits outside the consumer-credit regime that governs a home loan. That is what lets the file be weighed on security and a clear exit rather than serviceability - and it is confirmed simply, by a business purpose declaration the director signs. The company is the borrower, but directors are typically asked for a personal guarantee, so the obligation reaches the people behind the company; where there is more than one director, the guarantee is often joint and several. A company can also act as trustee and hold the security on a trust’s behalf without changing how the file is assessed. None of this turns a genuinely personal need into a business one - the purpose has to be real.
What we’ll need to start
Four details move a company enquiry to indicative terms: the company and the property it holds; the amount and the business purpose; any existing mortgage and its balance; and the exit - the refinance, sale or receivables that clears the loan. Expect indicative terms from the funder within 24 to 48 hours of your reply and settlement in days on a clean position. If the need is genuinely personal, or there is no real equity and no realistic exit, this is not the right structure - an accountant is the right first call, and we will say so. When it is a fit, start the enquiry and we’ll match you with a funder and email you their introduction.
- Australian Pty Ltd companies that own property - or whose director or related entity does - and need capital for a business purpose
- Directors who need capital faster or more flexibly than a bank can move
- Companies with real equity and a clear exit - refinance, sale or receivables - rather than full financials
- Owner-occupier or consumer borrowing (business-purpose lending only)
- Companies with no real equity in an asset and no realistic sale or refinance exit
- A genuinely personal need routed through a company - that does not make it non-coded

FAQ
Can a company borrow against property it owns?
Yes. An Australian company can raise capital secured against property it holds - or property a director or related entity holds - for a business purpose, weighed on the asset and a clear exit.
Is a loan to a company regulated like a home loan?
No. Borrowing by a company for a business purpose sits outside the consumer-credit regime that governs a home loan, which is what lets the file be weighed on security and exit rather than serviceability.
Do directors have to sign personally?
Usually. The company is the borrower, but directors are typically asked for a personal guarantee, so the obligation reaches the people behind the company. Where there is more than one director, it is often joint and several.
What confirms the loan is for a business purpose?
A business purpose declaration - a short signed statement that the capital is wholly or predominantly for business use. It carries a statutory warning, so it should be accurate.
How fast can a company loan settle?
Often within days once the company details, the security and a clear exit are confirmed. A caveat is the fastest route; a registered second mortgage or a senior facility takes a little longer.
