Caveat loans

Can I get a caveat loan on rural property?

Updated Sept 2026 · Reviewed by The Lienhouse team

Yes, though fewer lenders do it and the leverage is lower. Rural and regional property takes longer to sell and is harder to value, so caveat loans against it typically sit around 50% to 60% of value or less, need a full valuation by a rural valuer, and take a little longer to settle than a metropolitan deal.

Key takeaway
Rural property can secure a caveat loan at lower LVRs and with a full rural valuation; lifestyle acreage near a regional centre is strongest, remote or highly specialised holdings weakest.

Want terms on your version of this?

Two boxes now, the rest on the form below. No cost, no obligation.

Rural property covers a wide range, and lenders treat the ends of that range very differently. A ten-hectare lifestyle block twenty minutes from a regional city is close to residential security. A remote grazing property with a single likely buyer is not.

How lenders sort rural security

  • Lifestyle and rural residential. Near a regional centre, with a house. The deepest buyer pool and the best terms.
  • Productive farmland. Cropping, grazing, horticulture. Valued on land, water and improvements, with reference to productive capacity. Saleable, but campaigns run for months.
  • Specialised holdings. Feedlots, intensive operations, vineyards, anything where value depends on the operation continuing. Narrow market, lowest leverage.

Leverage and pricing

Against a metropolitan ceiling of around 65% combined LVR, rural caveat loans typically sit at 50% to 60% for well-located holdings and lower as the property becomes more remote or specialised. Rates sit above metropolitan pricing to reflect the longer selling period. More on rural land as security is on the loans against rural property page.

What is different about the process

A full valuation by a valuer with rural experience is standard, and it sets the timeline. Titles are often multiple lots, sometimes held in different names across a family, a company and a trust, and each owner has to be party to the security. Water entitlements may need to be dealt with separately. Several states have farm debt mediation laws that require mediation before a lender enforces against farmland; lenders know this and allow for it.

Exits that work

Sale of the property or part of it, refinance to an agribusiness lender, crop or livestock proceeds with evidence of the timing, or the sale of another asset. Seasonal income can be a legitimate exit if the timing is documented. A refinance that depends on next year being a better season is not.

Is a caveat loan the best loan for rural property?

Only for a particular job. A caveat loan is short-term money for a business purpose where speed matters more than price: settling a purchase to a deadline, clearing an ATO debt, buying stock or plant for the season, or bridging to a sale or refinance that is already in motion. If that is the situation, it is often the only tool that can move in time on rural security.

If you are buying rural property to hold, or you need ongoing finance for the farming operation, a bank or agribusiness lender is the right place to start. It is slower and wants financials, but the cost over years is far lower, and a caveat loan is not built to be carried that long. Between the two sits a private first mortgage: longer than a caveat loan, still assessed on the land and the exit rather than years of returns, and the usual answer when the bank has said no for now but the property and the plan are sound. The loans against rural property page covers how each structure treats farmland, acreage and lifestyle blocks.

Consider the alternatives

If the family also holds a town property or a metropolitan investment, that may be better security for a short loan than the farm itself. Caveats can be lodged over more than one title, and mixing strong and weaker security improves the terms on the whole loan.

FAQ

Is a farm loan a business-purpose loan?

Yes where the borrowing is for the farming business or another business or investment purpose. Farm debt mediation rules apply in some states before enforcement against farmland, which lenders factor in.

Do water rights and livestock count as security?

The caveat attaches to the land title. Water entitlements are separately registered in most states and need their own security; livestock and plant are personal property, not land.

How long does a rural valuation take?

Commonly one to two weeks, because specialist rural valuers are fewer and travel is involved. It is usually the longest step.
