Loans against rural property
Lienhouse arranges capital secured against rural and agricultural property held by a company or trust - assessed on the land, its water entitlements and a clear exit, not on lodged financials. It is the most specialised asset class, so the advance is set conservatively and the terms follow the holding.

How lending against rural property works
When a company or trust is buying or refinancing a holding, the capital sits as a senior first mortgage over the land. Where the land is already owned and carries a mortgage, capital can be raised behind it - a registered second mortgage to release equity, or a faster caveat loan where speed matters. If the current year’s figures aren’t lodged, a low-doc business loan lets recent BAS, business bank statements or an accountant’s declaration stand in for full returns.
Every structure is judged on the land and a clear exit, not on full financials - which is what settles a clean file in days where a bank’s agricultural credit team runs weeks. Where a mortgage already sits on title, the combined LVR - measured on the gross balance, including capitalised interest and fees - is the real constraint.
Why rural sits at the specialised end - and what moves the advance
Two things set any advance: how deep and quick the resale market is, and whether the land earns an income. Rural is the most specialised class on both counts - a thinner buyer pool, specialist valuers in short supply, and income that is seasonal and tied to a commodity. So the advance is struck conservatively, and the holding itself does the rest.
A productive going concern with secure water entitlements, reliable income and access to a regional centre sits at the top of the band. Broadacre grazing or cropping land funds steadily on its land class, season and commodity. A remote or single-purpose holding reads lowest - few buyers, a slow resale, and a postcode that may see only a handful of sales a year. Water entitlements and land class move the advance more than acreage alone. Representative ranges sit on the rates and fees page, every figure subject to assessment.
What we’ll need to start
Four details start it: the holding - title, land class, water entitlements, location - the existing mortgage and its balance, the amount and its business purpose, and the exit. That is enough for indicative terms from the funder within 24 to 48 hours of your reply, and a clean position can settle in days.
Rural income is seasonal and the resale market is thin, so a remote or single-purpose holding with no realistic sale or refinance exit - or a borrower without the equity or seasonal cash flow to carry the loan to that exit - is not a fit, and an accountant and a rural valuer are the first call. When the land, the equity and the exit line up, tell us what you need.
- Companies or trusts holding rural or agricultural land with real equity and a clear exit
- Working farms whose current-year financials aren't yet lodged
- Time-sensitive needs a bank's agricultural credit team can't meet
- Owner-occupier or consumer borrowers (business-purpose only)
- Remote or single-purpose holdings with no realistic sale or refinance exit
- Borrowers without the equity or seasonal cash flow to carry the loan to exit

How it compares
FAQ
How much can I borrow against rural property?
For a productive holding with secure water and reliable income, up to around 65% of value; broadacre and remote land sit lower. Where a mortgage already sits, the combined LVR is the constraint. Figures are representative and subject to assessment.
Do water entitlements affect the advance?
Yes - secure, transferable water entitlements lift both the value and the advance, because they underpin the land's productivity. Their absence or insecurity lowers it.
Is this a farm home loan?
No. This is business-purpose lending to a company or trust, secured against the land - not a consumer or lifestyle home loan.
How fast can it settle?
Often in days once we have the land details, the existing mortgage position and a clear exit - where a bank's agricultural credit can run weeks.
What if my financials aren't lodged?
A low-doc structure can work: recent BAS, business bank statements or an accountant's declaration in place of full lodged returns, assessed on the land and the exit.
